Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com//developmentreview On Wednesday, December 19, 2012 from 4:00 p.m. to 6:00 p.m., at 1745 Hoffman Road in the Nix Farm Conference Room, the City of Fort Collins Planning Department will conduct a neighborhood meeting to discuss a development proposal in your area. The proposed project is for the construction of a two-story, 4,000 square foot office building for the Natural Areas Department adjacent to the existing Natural Areas offices on City -owned property. The site is located at the terminus of Hoffman Mill Road (see map on the back of this notice). The site is zoned in the Public Open Lands District (P-O-L) and a community facility (the proposed new office building) is subject to review by the Planning and Zoning Board. City staff considers your input regarding this project as an important part of the development review process. At the neighborhood meeting, the applicant will be present to discuss their proposal and City staff will be present to answer questions about the City's Land Use Code and the regulations relating to this proposal. This is an information sharing meeting only and no official City decision will result from this meeting. The meeting is an opportunity for neighbors to ask the applicant questions and provide the applicant input on the proposed project. If the project moves forward, you will have another opportunity to provide additional comments at a public hearing, and you will receive a similar notification two weeks prior regarding the date, time, and place of the hearing. Additionally, the City has created the Citizens' Role in Development Review Guide, available at fcqov.com/citizenreview that may aid in understanding your role in the development review process. The list of affected property owners for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so that all stakeholders may have the opportunity to attend.
