PLANTING NOTES
1. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH AAN SPECIFICATIONS FOR
NUMBER ONE GRADE.
2. ALL TURF AREAS TO BE IRRIGATED WITH AN AUTOMATIC POP-UP SPRINKLER
SYSTEM. ALL SHRUB BEDS TO BE IRRIGATED WITH AUTOMATIC DRIP OR SPRAY
IRRIGATION SYSTEM, OR ACCEPTABLE ALTERNATIVE. THE IRRICATON SYSTEM IS TO BE
ADJUSTED TO MEET THE NEEDS OF THE INDIVIDUAL PLANT MATERIAL
3. ALL TREES TO BE BALLED & BURLAPPED. ROOT CONTROL BAG, OR
CONTAINERIZED.
4. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING
CONSTRUCTION, AS REQUIRED BY SITE CONDITIONS, OR PLANT AVAILABILITY. OVERALL
QUANTITY, QUALITY, AND DESIGN CONCEPT TO BE CONSISTENT WITH APPROVED PLANS.
IN THE EVENT OF CONFLICT WITH THE QUANTITIES INCLUDED IN THE PLANT LIST,
SPECIES AND QUANTITIES ILLUSTRATED SHALL BE PROVIDED.
5. ALL LANDSCAPING PROPOSED WITH INSTALLATION, MUST BE INSTALLED OR
SECURED WITH AN IRREVOCABLE LETTER OF CREDIT, PERFORMED BOND, OR ESCROW
ACCOUNT FOR 125% OF THE VALUATION OF THE MATERIALS AND INSTALLATION PRIOR
TO ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY.
6. KEEP ALL TREES 10' CLEAR FROM WATER, SANITARY SEWER, AND STORMWATER
MAINS, AND 4' CLEAR FROM GAS LINES.
7. TREE UTILITY SEPERATIONS SHALL NOT BE USED AS A MEANS OF AVOIDING
REQUIRED STREET TREES.

9. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN
COMPACTED SHALL BE THOUROUGHLY LOOSENED. ORGANIC AMENDMENTS SUCH AS
COMPOST, PEAT, OR OTHER MANURE SHALL BE THOROUGHLY INCORPORATED AT A
RATE OF AT LEAST 3 CU/YDS PER 1,000 SF.
10. TURF GRASS WIILL BE A SEEDED OR SODDED DROUGHT TOLERANT BLUEGRASS
OF FESCUE BLEND.
11. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING
CONSTRUCTION ACTIVITY SHALL BE CONSERVED FOR LATER USE ON AREAS REQUIRING
REVEGETATION AND LANDSCAPING.
12. THE LANDSCAPE IRRIGATION SYSTEM NEEDS TO BE REVIEWED AND APPROVED BY
THE CITY OF FORT COLLINS PRIOR TO THE ISSUANCE OF A BUILDING PERMIT.
13. THE FINAL LANDSCAPE PLAN SHALL INCLUDE THE TOTAL AREA (IN SQUARE
FEET) FOR EACH LANDSCAPE CATEGORY.
14. BY THE FINAL PLAN STAGE, THE MINIMUM SPECIES DIVERSITY FOR TREES, PER
SECTION 3.2.1(D)(3) OF THE LAND USE CODE WILL BE MET.
