Sidewalk connection north to Lake Street A sidewalk connection to the north is being proposed by this project and, the developer is negotiating with adjacent property to provide connectivity. 15. The developer is responsible for the repair of any damaged sidewalk, curb and gutter along the frontages of the property. Acknowledged. 16. Estimate of Capital Improvement Expansion Fees. Existing trees and Trash Enclosures The existing trees on site are A trash enclosure with adequate space for recycle bins has been included in the sight design. 19. Utility Plans Acknowledged. 20. Additional Right-of-way for Prospect Road may be needed. The sight design has allowed for additional right of way along Prospect Road to meet current design standards. 21. Architectural character The building design incorporates a variety of siding materials, changes in roof planes, balconies, and other unique features to provide an attractive and interesting building. 22. Neighborhood Meeting. A neighborhood meeting is scheduled for September 10, 2002. The site is zoned H-M-N, which requires a minimum density of 20 DU/AC. The project proposes a gross density of 43.4 DU/AC, no modifications are being requested. 2. Minimum building height is 1'/z stories, and the maximum is five stories, and a special review is required for structures over 40 feet. The minimum setback from prospect is Road is 45 feet. The proposed building is 4 stories, with the main structure feet tall, and the elevator and stair entry tower feet tall. The project is a mixed use building and section 3.5.3.B.2(b) of the Fort Collins Land Use Code requires mixed use buildings to meet a build to line from 10 feet to 25 feet from street right of way. 3. Requirements of Section 4.24 of the Land Use Code have been addressed in the sight design, and are represented on the plans. 4. Connecting sidewalks. The project has a sidewalk that connects the front entry to the sidewalk adjacent to Prospect Road. 5. Minimum Parking Requirements. The project has provide the required number of parking spaces for both automobiles and bicycles. Refer to plans for further details. 6. Electrical Power Supply Acknowledged. 7.
