E N S #41-02 808 West Prospect Road Mixed -Use PDP Type I (LUC) 9/24/02 N 1 inch : 300 feet Commut. ty Planning and Environmental .:rvices Current Planning City of Fort Collins January 7, 2003 Dear Resident: On Tuesday, January 21, 2003, at the Plymouth Congregational Church, 916 West Prospect Road, Fort Collins, CO. 80526, from 7:00 p.m. to 9:00 p.m., the City of Fort Collins Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as 808 and 814 West Prospect Road — Condominiums. As proposed, the project consists of redeveloping the two parcels by removing the existing structures and constructing a condominium building featuring 29 dwelling units. The primary design feature of the project is that entire ground floor would be devoted to parking. The dwelling units (condominiums) would then occupy the upper three floors so the building would achieve an overall height of four stories or approximately 40 feet above grade. In addition to the dwelling units, there would be space in the building for non-residential uses as well. These spaces would most likely include a student lounge and other amenities for the residents. 808 and 814 West Prospect Road are located on the north side of Prospect Road between Shields Street and Whitcomb Street. (Please see map on reverse.) The parcel is .76-acre in size and zoned H-M-N, High Density Mixed -Use Neighborhood. This will be the second neighborhood meeting for this project. The first meeting was held on September 10, 2002. Minutes to this meeting are posted on the City's web site at www.fcgov.com. To find these minutes, click on "Departments," then "Current Planning," then scroll down on the right side of the page to "Neighborhood Meeting Summary." The list of affected property owners for this public meeting is derived from official records of the Latimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
