As previously indicate, provide separate water/sewer services for each type of use in the
proposed building (I.e. residential/commercial).
Number: 39 Created: 10/23/2002
As previously indicated provide flow rate calculations for fire system The existing water
mains and sanitary sewers in Prospect may not have adequate capacity. Developer may be
required to make offsite improvements to these systems.
Number: 40 Created: 10/23/2002
As previously indicated, include a note that the fire line and water services must be
extended into a mechanical room with a back flow preventor and a floor drain sized to
accept the discharge from the back flow preventor. Include a note to maintain the required
depth of bury over the water lines as they cross the detention pond. Will a lowering of the
fire line be required at the detention pond?
,-Number: 75 Created: 2/14/2003
As previously indicated, show and label all existing water/sewer services. If water/sewer
services are not being used they must be abandoned at the main. Include a note to
coordinate all water/sewer abandonment's with the city.utilities at 221-6700 Lve. sAOw Z w-1—s'erulGes 4-A 4we Se we JG rV it aJ Se/nI dire+%eh f.w' 44 m4i- OA0Vb/:l t*,Y iy PA4

Please add water quality outlet structure detail. The detail should be similar to UDSCM, Vol III detail with the trash rack
at a 3 or 4 to 1 slope. Repeat Comment 2119/03. There also needs to be calculations in the report documenting
amount of water quality volume required and sizing of the orifices. FYI - The water quaIurrgqq requireJ

Please investigate if off -site flows from the west will enter the site. Also, the grading does not match existing contours
on the west property boundary and some proposed contours are missing. Repeat Comment 2/19/03. The eastern
property boundary still needs to show existing contours 50 feet into the eastern property. Areas along the east
and north property boundary still do not show all grading (contours) requireq to verify flgw path.

Detention pond 2 is not large enough as graded to hold the volume required. Making detention pond 1 larger does not
compensate for the volume if the release rates are not changed. Each pond needs to have its required volume per
release rate speed with the total site releasing at the allowable 2-year historic release rate. Please revise.

There is currently no freeboard for the detention ponds. There needs to be 1 foot of freeboard with a designated
spillway for each pond. Currently, water could spill onto the adjacent properties. There also needs to be at least 1 foot
of freeboard to any finished floor elevation of the structure. The mechanical and equipment room are currently
inundated by th@@ HWEL of pond 2. Please revise and provide spil way calculations in the report.

The grading at the eastern parking garge entrance seems to show that water will flow underneath the building before
the 100-year WSEL is achieved. This seems to be a possible flooding and structural hazard that should be avoided.
The crest elevation of this entrance should be higher than the spillway elevation to ensure that detention pond water will
not inundate the parking underneath the building. Please revise.

Regarding the sidewalk, In order to add width to an existing sidewalk, a minimum of 4' should be added. Any width to be
added under that amount will need to be done by demolishing the existing sidewalk and installing a new one.
It looks like a good portion of the sidewalk will be taken out anyway due to the installation of utilities, so it might be better
to replace the whole sidewalk. w+- Otte vI.elve.L+,Le. walk, 10 if W''il! a111c'1"0.

placement of the silt fence and the construction of the pan along the edge of the property. Please provide letters of intent
for these easements prior to hearing, and provide copies of the completed easements prior to signing of mylars.

There are a few minor locations where it appears that this project will be re -grading on neighboring lots. Any re -grading on
adjacent property will require.a permanent offske easement for grading. The construction easement does not cover this.
