From our meeting it was our understanding that Mr. Frazier -could resubmit the project as a new PUD submittal; however the submittal fees would be waived, or the fees paid for the first submittal would be transferred to the<new submittal. Collins, CO 80521 RE: 808 West Prospect _ Comparison of Project Concepts Dear -Ted, As we, discussed last week, the Frazier Subdivision PUD, located at 808"West Prospect has undergone recent developments that may affect the PUD submittal. Mr. Frazier will be adding 800 W. Prospect to the existing project, and providing an easement to the North -for utilities. The addition of 800 Prospect provides additional land area for. parking; with the additional "parking provided the sellable units would change from 2 bedroom units to 1 bedroom units. This change doesn't affect the architectural design, as much as separating the, existing units into two separate units. The building design and site plan will change as the parking below the building would 'become garden level units, and all parking, will be on -surface. In addition to the addition of the adjacent property, Mr. Frazier is negotiating an easement with a neighboring property owner, for . utilities and'pedestrian connection to Lake Street. Following our discussion last week, I have put together land use information relating to 808 West Prospect, or Frazier Subdivision PUD. The land use information I have compiled here shows how ` the project has changed from the initial concept to the current design proposal The Land Use Code provides for a 5 story. building; however, there is a height limit of 45'.. The , proposed project will be 4 stories tall, and meet the 45' height limit. .,phone (970) 207.1973 fax •(97o) 206.0813 e-mail eastpoint@frii.Com correspondence 3207 Kittery Court Fort Collins, CO 80526
