MIXED-USE (OBSERVATORY PARK) - PDP - 41-02A - CORRESPONDENCE - CORRESPONDENCE-HEARING (10)Comm. .y Planning and Environmental _rvices Current Planning City of Fort Collins Dear Resident: August 31, 2004 On September 14th9 2004, at 5:00 p.m. or as soon thereafter as possible, in the City of Fort Collins Current Planning Conference Room, 281 North College Avenue, Fort Collins, CO.*, the City of Fort Collins Administrative Hearing Officer will conduct an Administrative Hearing for a development proposal in your neighborhood. The project is known as 800, 808, and 814 West Prospect Road, Expanded Condominium Project PDP, File #41-02A. This a request for a multi -family structure that would contain a total of 55 dwelling units. The units would be divided between 52 two -bedroom units and three one -bedroom units. There would also be 812 square feet devoted to mixed -use (non-residential) which could also be devoted to a common area. A bicycle and pedestrian path would connect north to Lake Street and double as a secondary emergency access only. The site is located at 800, 808, and 814 West Prospect Road, on the north side of West Prospect Road, west of South Whitcomb Street and contains 1.56 acres. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
