HomeMy WebLinkAbout516 DEINES COURT, EXTRA OCCUPANCY RENTAL HOUSE - PDP - PDP120005 - CORRESPONDENCE - (48)Page 2 of 2 development review before the item could possibly be scheduled for a public hearing I'm not sure I understand everything about the change to the property. Is there a way to get an independent survey done? I would be willing to cover the cost. The proposed change to the property, if approved, would be from a single family residence to an "extra occupancy rental house" for 5 tenants. I do not understand what you mean by wanting to get an independent survey done. What kind of a survey are you talking about? Thank you for your time. Eric M. Hello, I am trying to get information concerning what is happening at 516 Deines Ct. I currently live at 529 Deines Ct. I have looked at the property and am not sure exactly what is going on. The applicant/developer is requesting approval for an "extra occupancy rental house" for 5 tenants at the property, which is located in the LMN, Low Density Mixed -Use Neighborhood District. It currently is considered to be a single family residence. The proposed use is permitted in the LMN District, as set forth in Section 4.5(B)(2)(a)7 of the City of Fort Collins Land Use Code. and is subject to an administrative review by the City. The ultimate decision maker will be an assigned Hearing Officer following a required public hearing. Can you tell me when the most recent site plan was submitted and is it possible to get a copy? On February 23, 2012 the applicant/developer submitted a Site Plan and supporting documentation to the City's Development Review Center to initiate a development review process. Copies of the documentation are available at my office at 281 North College Avenue. When I looked at the property, I noticed a support post that appears to be in the way of the parking pad. Do you know if this has been addressed by the developer? At the scheduled staff review meeting this morning, March 21 st, that included City staff and the applicant/developer, staff was told that there is a measured distance of 18 feet between the back of sidewalk and the support post, which is a sufficient depth for a parking space. However, there appears to be some discrepancies associated with the Site Plan as submitted. It is necessary for the applicant/developer to make revisions to the plan and resubmit for a second round of 3/21/2012
