Gentlemen,
This in regards to the property at 516 Deines Ct, the proposal plot plan indicates more
concrete pads be added for additional parking; each pad showing dimensions of 8.5 ft x 18 ft.
The pad I have question with, would be the most western pad on the plan. In the plan, it shows
18 ft of clearance to the sidewalk. The initial plan did not show that there is a support post
(which was a square 1.25" double tube steel post, semi decorative) in place. This as it was, a
support for a cantilevered section of roof measuring approx 7 ft by 12 ft. These types of
support were common for that type of construction and era. With that post in it's original
position it would not allow for the full 18 ft to the sidewalk's edge (17 ft 3 inches). This post
has been recently removed with no current indications of a supporting structure for the
overhanging section of roof being returned. With the construction of that era ( the mid 70's) this
is a 2 x 4 truss framed roof with a 2 x 4 sub facia tying in the front of the rafters. Left
unsupported for the parking space, is that sufficient to carry this area's snowload requirements.
There was also indications that the developer will add to the size of the existing driveway pad
by adding more concrete to the west side of the pad moving towards the boundary of the 512
and 516 shared property line. I would request that a survey be done of that property line by a
non biased firm to confirm a property line location. And, that the survey be done prior to any
construction and the expense be covered by the developer.
