Hi Ms. Roark, Thanks for the e-mail. I don't believe that a traffic impact study done under the City's study guidelines will meet your needs. When we require a study it is to determine if the amount of traffic generated by a development will cause an intersection to exceed its operational capacity or delay thresholds thereby requiring mitigation such as added lanes, a new traffic signal etc. Those things might be issues at a signalized intersection or at a STOP controlled intersection along a major street. However, there won't be any operational impacts of those types as a result of this proposed development. In such cases we don't require a formal study as we don't believe that it will provide us with any useful information. That's not to say that your concerns aren't important. It's just that those concerns won't be captured through a traffic impact study. I would still encourage you to make your concerns known through the formal development review process. To get information on that process you can contact the City Planner assigned to the project. His name is Seth Lorson. I've copied him on this e-mail. Or, if you'd rather call, his number is 224-6189. Dear Mr. Jolson, I have been informed that you are a point of contact for the proposed Extra Occupancy permit for 516 Deines Ct. I would like to request that a Traffic Study be conducted in connection with this proposal. Deines Ct. is a very small cul-de-sac that cannot easily handle the increased traffic of 5 extra vehicles (and most likely, numerous visitors). Because of the exceptional length of this "no outlet" cul-de-sac and narrowness of the street due to significant on -street parking by current residents, 5 extra vehicles will cause severe congestion and unsafe conditions for children, pets, and property as the boarders of 516 Deines Ct. continually drive to the end of the street, turn around and come back up the street to park. As a resident of 529 Deines Ct., I am opposed to this development proposal on other grounds as well. My husband and I purchased this property one year ago, upon our move from Germany. As recent retirees, we were attracted to this property not only for the interior amenities and remodeling / updating done by the previous owner, but also for the quiet and harmonious environment this cul-de-sac location offered. As the developer has been busily showing the property to several groups of 3 to 5 college -age students over the past weeks, I can only conclude that she hopes to procure this type of renter. If this comes to pass, without doubt, the harmonious nature of our cul-de-sac will be forever altered and our neighborhood culture will suffer. I am asking the impact to be lessened by limiting the occupancy of this property to 3 unrelated individuals in conformity with the Fort Collins city ordinance. 64 5/14/2012
