[7/30/10] At final, please show and label an emergency spillway on the grading and drainage plan. The spillway can be set at an elevation of 5007.70, which will give you the required volume. The berm should be set at 5008.7, which gives you a foot freeboard. The spillway should be sized to take the 100-year developed flow for the site with a flow depth of 6 inches. This will give another 6 inches of clearance to the top of berm. Number: 209 Created: 2/1/2011 [2/1/11] The detention pond and all storm sewers need to be in a drainage easement, not a utility easement. Please revise. Number: 213 Created: 2/1/2011 [2/1/11] The City's standard water quality outlet structure is required with Detail D-46 included in the utility plans. Number: 214 Created: 2/1/2011 [2/1/11] A riprap detail is needed in the utility plan set. Riprap needs to be buried with temporary erosion control until the ground is stable. Number: 215 Created: 2/1/2011 [2/1/11] The storm sewer plan and profiles have a bunch of labeling errors which make it hard to review. Please revise. Number: 246 Created: 2/2/2011 [2/2/11 ] Please provide a detail for the low flow cobble channel in the bottom of the detention pond. Drainage pans are normally required for slopes less than 2%. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. [7/30/10] Reminder Comment. [6/23/10] Reminder Comment. [5/18/10] Offsite drainage easements are required for the portion of the detention pond offsite and for any portion of the outfall storm sewer that is on private property and not within an existing drainage easement. Where an offsite drainage easement is required, a letter of intent is all that is required before the public hearing. Number: 171 Created: 6/25/2010 [2/1/11] This needs to be discussed further. [7/30/10] The -drainage report now states 1.22 ac-ft is provided. This can be resolved at final compliance. [6/25/10] The drainage report states that 1.19 ac-ft of detention is required. When adding the quantity detention and quality detention stated in the report, 1.29 ac-ft results in being required. Please revise. Number: 185 Created: 7/30/2010 [2/1/11] Reminder for next submittal. [7/30/10] At final compliance, please provide a basin summary table on the drainage plan. This should include as sub -basins and their areas, c-factors, flows for the 2 and 100-year storm. Number: 186 Created: 7/30/2010 [2/1/11] Reminder for next submittal. Department: Forestry Issue Contact: Tim Buchanan Topic: Landscape Plan Number: 247 Created: 2/2/2011 [2/2/11] An adjustment for the species diversity requirement should be made. Since Shademaster Honeylocust and Skyline Honeylocust are technically the same species reduce the combined quantity from 29 to 20 or fewer to meet the 15% maximum requirement. Increase quantities of lesser used species by the reduced quantity. Add this note: Prior to removing any trees on the site contact the City Forester for an on site meeting to verify trees for removal and those for retention. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 98 Created: 5/19/2010 [2/1/11] One additional correction is needed. The site plan still shows an "EAE" (Emergency Access Easement) and it needs to be changed to Emergency Access Alignment. The plat is correct. [7/27/10] The Emergency Access Alignment is perfect on the plat. As we discussed, it has to be an alignment, not an easement, since its city -owned property. Thank you. [6/22/10] Thanks for showing the Emergency Access Easement on your documents. Just a reminder that approved signage will need to be in place prior to issuance of a CO. Just a reminder to include the EAE when you show easements on future documents. Number: 228 Created: 2/1/2011 [2/1 /11 ] On the utility sheet, some of the proposed line weights are too dark and bold to scan correctly. Please revise so they are scanable. They need to be dark, but not so dark and bold that they are difficult to read. Number: 229 Created: 2/1/2011 [2/1/11] Overall, there are scanning issues on several sheets in the utility set as a whole, please look carefully and ensure that everything is legible and meets city scanning criteria Number: 248 Created: 2/7/2011 [2/7/11] The vicinity map on the cover sheet of the utility plans will not scan properly, please remove the background shading so that it will scan correctly. Number: 249 Created: 2/7/2011 [2/7/11 ] I see now that there is a utility easement needed at the corner of Fossil Blvd and Conejos Road that is to be dedicated via separate document. The existing sidewalk will need to be removed to an existing joint line. The city does not allow a sidewalk addition to create a "sliver" of concrete. Also, 15' radii curves are required in the transition, not abrupt angles. See redlines. Number: 218 Created: 2/1/2011 [2/1 /11 ] On sheet C19, additional spot elevations are needed. Please provide spot elevations at both EOAs and centerline at both ends of the transition, the middle, as well as 10' back from the saw cut on the existing roadway. See redlines. Number: 219 Created: 2/1/2011 [2/1/11] On sheet C19, on the Fossil Road detail, please label the existing C&G and what will be removed. [7/27/10] Carried forward as a reminder that the letter of intent is needed prior to hearing and the utility easement will need to be recorded by separate document prior to final plan approval. [6/22/10] The proposed water line connection through the property to the North will require a utility easement and a letter of intent prior to hearing. Number: 183 Created: 7/27/2010 [1/27/11] If the plat is to be filed after the purchase of the property the easements should actually be alignments because at the time of platting they will be on City property. [7/27/10] On the plat there are still two drainage easements being shown on the southern portion of the site. If this area is being purchased and becoming a part of the south transit center property, they do not need to be dedicated via separate document and can be dedicated as utility alignments on the plat. Number: 200 Created: 1 /27/2011 [1/27/11] On sheet C01, please label each cross section as "(On -Site)" to ensure that there is no confusion that the sections are not in LCUASS and are to be used only on -site. Number: 242 Created: 2/2/2011 [2/2/11 ] I would prefer the use of less labels and more consistent use of fill. All the labels make this messy and hard to read. Topic: Landscape Plan Number: 236 Created: 2/2/2011 [2/2/11] The print on the plant list is hard to read, the letters blur together, may want to consider something with more spacing. Number: 237 Created: 2/2/2011 [2/2/11 ] Note 3 was added for the hearing, I need you to show me that the trees meet the diversity requirements. Please give me a table with trees and percentages of each that meet Section 3.2.1(D)(3). Correction, the percentages are there, please take off existing transplanted trees from the percentages included, you should not be dinged for not meeting the % diversity due to existing/transplanted trees.
