Dear Ted,
We recently received a replat request comment sheet for Sunrise Ridge. We are ok with the overall
changes to the plat. However, the previous developer of this project did not want to pursue a land
development agreement with Centurylink (Qwest at that time) which requires trench and/or conduit
pathways for cabling of the subdivision. That would have applied to the single family plat originally
submitted.
With the change to duplex type the need for a land development contract does not necessarily apply but
would require the developer to place a conduit backbone run as well as service drop conduits per PUC
regulations. Centurylink would then place the subdivision cabling and service drops for the units.
Should the new builder choose to not pursue CenturyLink facilities in this replat, that is fine, but please
note to applicant that any service orders that do get placed will be referred to Bogard Construction.

Dear Mr. Shepard,
SOUTH FORT COLLINS SANITATION DISTRICT
The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned project and submit the following comment.
The water and sanitary sewer taps must be purchased and owned by the Home Owners
Association. This note is to be included in the plat notes.
Meter pits are to be installed. The meter pits are to be located in non -traffic areas.
The record drawings for phase 2 of the project are to be submitted for review and approval.
The existing single family home is shown as a duplex. Additional water and sanitary sewer fees
are to be paid.

and 7, the setback dimension isn't shown. Instead, it shows a shaded portion of the building
extending beyond a line that I assume is the building envelope line that complies with the
required 20' setback. A 10' setback dimension needs to be shown for these lots in the same
manner shown for Lots 1 and 2.

the existing curb and gutter. Lots accessing off of Daylight Ct may not cut the existing curb and
gutter for the driveway to function but for lots 10, 11, 12 where vertical curb and gutter exist a
drive approach permit will be required. A note referencing this needs to be added to the site
plan.
