RE: Duplex Lots at Sunrise Ridge, First Filing
Dear Kelly:
Sunrise Ridge First Filing was approved by the City of Fort Collins on December
12, 2006. This subdivision creates 12 lots. Five of these lots are eligible for a
two-family dwelling, also known as a "duplex." A total of 17 dwelling units would
be allowed.
Please note that the City of Fort Collins Land Use Code defines a dwelling as a
building used exclusively for residential occupancy and for permitted accessory
uses, including single-family dwellings, two-family dwellings and multi -family
dwellings, and which contains a minimum of 800 square feet.
The definition of a two-family dwelling is a dwelling containing two dwelling units.
The purpose of this letter is to inform you that the five lots that are eligible for
two-family dwellings (Lots 1,2,10,11 and 12) would allowed by the City of Fort
Collins to be assessed by the Larimer County Assessor in such a manner as to
create separate tax parcel numbers for each of the two individual dwelling units
contained within each of the two-family dwellings. The City of Fort Collins does
not consider the assignment of County tax parcel numbers for each individual
dwelling unit within the five subject two-family dwellings to constitute a
subdivision of land. If the County were to so assign tax parcel numbers, there
would be no change to the approved Sunrise Ridge First Filing plat of record and
the affected lots would not be considered to be subdivided.
