On Monday, August 20, 2012, at 5:00 p.m. in conference room A, 281 North
College Avenue, Fort Collins, CO., the Hearing Officer for the City of Fort Collins
will conduct an public administrative hearing to consider a development proposal
in your neighborhood. The project is referred to as Sunrise Ridge First Filing,
Replat and Major Amendment, #FDP120009.
As proposed, the project consists of replatting the existing approved subdivision
and amending the Final Plan such that there would be an increase in the number
of approved dwelling units from 17 to 24. Also, the project proposes to increase
the number of approved duplexes from five (ten dwelling units) to 12 (24 dwelling
units) resulting in all lots becoming eligible for a duplex. The request includes
slightly reducing the lot sizes on Lot One and Lot Five. Finally, the project
proposes to adjust the side yard setbacks on Lots 1,2,4,5 and 7.
The project is located at northwest corner of Strauss Cabin Road and Rock
Creek Drive. (Please see map on reverse.) The subdivision is zoned Urban
Estate which requires that the density not exceed 2.00 dwelling units per acre,
and that the minimum lot size is one-half acre, and that side yard setbacks are a
minimum of 20 feet.
Since the proposed project includes an increase in density to 2.76 dwelling units
per acre, and two lots that are slightly less than one-half acre (.47 and .45 acre),
and that five lots seek side yard setbacks that are less than 20 feet (10 feet), the
project is subject to consideration by the Hearing Officer of three modifications of
standard.
The Hearing Officer considers public input to be an important part of the
development review process. The list of affected property owners for this public
meeting is derived from official records of the Larimer County Assessor.
