The site plan has evolved from numerous conversations with City staff and review of
the Land Code. The site plan presented for submittal is the culmination of
addressing the comments and input of staff.
The property is currently in agricultural use, so there are no wetlands, or other
natural habitats located on the property. The site plan has been designed to create
buffer yards surrounding the lot layout, therefore maintaining the rural character of
the site.
Any concern or issues voiced at the neighborhood meeting will be addressed as
best as possible.
All required submittal items specified on the submittal check list has been included in
the submittal as required by the City. We look forward to working with the City on
the expeditious review of the Arcadia project.

with an average of 4,910 square foot lots in a cluster design in an effort to
maximize open space, natural areas and extensive buffers to surrounding
properties. The existing farmstead, 58 proposed lots and interior streets will
comprise approximately 40% of the net acreage of the site.
• Access and traffic coordination- The location and arrangement of the internal
roads are a direct effort to maximize the amount of open space adjacent to
each of the 58 residential lots as well as preservation of the original
farmhouse. A simple, linear street alignment brings a slight urban feel to what
otherwise will largely be characterized as an agrarian neighborhood in nature.
• Buffers and separators- The cluster design of the single family residences
provide maximum open space connectivity to the rear of each lot as well as
maximizing the buffer to surrounding property owners and the Soft Gold Park
to the south. Approximately 60% of the site has been preserved as open
space, natural space or activity play space. Arcadia is designed to be a .
transitional zone between the more intense urban development and the rural
or open lands.
• Relationship to Adjacent Uses- Arcadia will provide an intermediary density
between the mobile home park to the east and the agricultural County
properties to the west and north. Appropriate buffer yards and compact
design will provide adequate open spaces to each of the surrounding
properties.
Arcadia has been designed to meet or exceed the principles and policies of City
plan. The design complies with the Land Use, Transportation, Community
Appearance and Design, Economic Sustainability and Development, Housing,
Environment, Open Lands and Growth Management policies of City Plan.
The open space aspect of the project revolves around the clustering of the
residential lots. A generous setback from West Willox Lane helps preserve the rural
character of the area and also provides for a new wet pond that will store the non -
potable irrigation water. The lots surround the active open space area that will
become the main focus for the resident's activity. Healthy buffer yards have been
incorporated into the plan to allow for a rural character for the adjoining properties.
A large naturalistic open space will separate the lots from South Gold Park to the
south. Trail connections have been extended to adjacent properties where it is
feasible.
The ownership of the common open space tracts will ultimately be deeded to the
Home Owners Association and the HOA will be responsible for the ongoing
maintenance of the property.
The project is not expecting to generate no new employment opportunities. The
maintenance of open space will be contracted out to a qualified contractor.

Land Images, inc. is pleased to submit this project for preliminary approval of the
PDP. The following information was prepared in compliance with the Submittal
Requirements for the PDP Submittal requirements. This development was designed
in compliance with City of Fort Collins City Plan Standards.
Project Description
Arcadia is located in north central Fort Collins along West Willox Lane approximately
1/2 mile west of College Avenue. The property, zoned as Urban Estate, is
predominantly surrounded by Larimer County agricultural properties to the west and
to the north, a mobile home neighborhood zoned LMN to the east and a large Public
Open Lands district to the south in the South Gold Park and Magpie Meander
Natural Area. These surrounding uses were all considered in our design of the
Arcadia subdivision, as well as preserving the large existing original farm in the north
central portion of the property. Overall, the subject property is largely existing farm
land with a natural slope from the northwest to the southeast and this gentle grade
will be used to pass storm water through our site and into the natural area to the
south.
The Arcadia plan is based upon an agrarian theme in an effort to match the
surrounding Larimer County farm land and provide a nice buffer to the higher density
mobile home park to the east.

original farm that is being preserved and 58 additional single family dwellings
