rather it would go away. Any piece of ground comes with its design and engineering
challenges and this one is no exception. I can assure you that your interests and concerns
have been taken into consideration throughout our design and planning process.
I would like to meet with you prior to the public hearing to see if there is anything else
we can do to further alleviate your concerns. JR Engineering has volunteered their
offices and services to meet with us. If you would be willing to meet, please call me at
the above number and we can arrange a time.

I am sure you are aware that we are having our Planning and Zoning hearing for the
Arcadia Project on Willox Lane the evening of June 15. I know you are not happy with
our project and have been opposed to it from the very beginning. I want you to know that
throughout the design of this project, we have kept your concerns in mind and have tried
to plan the project as a good neighbor. Through the design and planning process, we
have done the following:
1. The nearest structure will be at least 65 feet from your home.
2. We have redone the drainage so that our drainage does drain into the community
ditch.
3. We have significant landscaping between your lot and our nearest building.
4. We have placed the majority of our open space to the east of your lot to minimize
impacts from your back yard.
5. We decided not to pursue access from Wood Lane to our project and decided not
to pursue any legal issues as to who actually owns it. As you may recall, there
was a difference of opinion on who owns Wood Lane. I can tell you that whether
or not we own it, the seller thought he did and we paid for it. We decided early
on that, right or wrong, it would probably be best for community harmony if we
did not pursue it and put our access elsewhere.
At our last public hearing I remember that you and your husband were particularly
concerned about a berm or hill that would be between your home and our lot number 10.
Tim Halopoff, our engineer from JR Engineering, offered to show you a cross section of
this area. It is difficult to see or imagine grade changes with just a site plan. He offered
to draw up a cross section for you, which is attached. JR Engineering has offered to meet
with you and me to explain this, as well as anything else you may be concerned about
relating to our project.
