Smith, Manager Sunrise Ridge, LLC 7890 Pheasant Run Lane Wellington, CO 80549 Re: Sanitary Sewer and Drainage Easements Dear Mr. Smith: This will serve as our letter of intent to state that we are in discussions with you in your capacity as Manager of Sunrise Ridge, LLC, and intend to continue good faith discussions with you regarding the granting of a construction easement from your land to the north across, our land toy land of Village Homes to the west for the purposes of constructing and installing a sanitary sewer line and a storm drainage line. We understand that the easements you are requesting will be a necessary part of your proposed development application with the City of Fort Collins, and it is our intent to cooperate with you in that process. We also understand that the construction and installation of the lines would necessarily be followed by the grant by us of permanent utility easements thirty feet wide encompassing the actual drainage and sewer lines. We will continue to discuss with you the terms of any grant of easement that will be required, and to work diligently toward negotiating and agreeing to terms of final grants of easement as expeditiously as possible. However, this letter of intent shall not constitute a contract between us with respect to the proposed grantsof easement, or in any other regard. Rather, this letter of intent is a statement of our intent to continue our good faith negotiations on the terms of the proposed grants of easement. Very truly you, C� William E. Standerfer and Ann E.
