Project: Sunrise Ridge — Fort Collins
We are pleased to submit Sunrise Ridge Subdivision for review and comment. This memo is
intended to provide you with a Statement of Planning Objectives for the project.
The site is currently zoned Urban Estates. This plan is consistent with that zoning designation,
and as such, does meet the objectives as described in the current City plan principles and
policies.
The site is approximately 8.70 acres, and will consist of 12 single family lots, all of which are a
minimum of 0.5 acres in size. The site is bounded on the west by Willowbrook subdivision, on
the north by Brookfield subdivision, on the east by Strauss Cabin Road (County Road 7), and on
the south side by the Standerfer property, where a single family residence is located. There are no
wetlands on the site. There is an existing house on the site, and it is the intent of the developer to
plat a lot with this development that would allow the current structure to remain.
All of the lots will be sold fee simple. A Homeowners Association is not being contemplated.
No commercial activities are being proposed, therefore no employees are anticipated.
This development is consistent with City Zoning, and was the driving factor in the layout of this
development.
