On Thursday, March 30, 2006, at 5:30 p.m., in conference room A of 281 North
College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning
Director will conduct an administrative hearing to consider a development
proposal in your neighborhood. The project is referred to as Sunrise Ridge
First Filing Project Development Plan, #13-05A.
This is a residential development project. The parcel is zoned U-E, Urban
Estate.
As proposed, the project consists of 12 lots all of which are a minimum of one-
half acre in size. Seven of these lots are designated for single family detached
dwellings. Five of these lots are designated for duplexes (two dwelling units per
lot - 10 dwellings). Therefore, there could be total of 17 dwelling units which is
the maximum allowed by Urban Estate zone district.
The site contains 8.7 acres and is located at 5101 S. Strauss Cabin Road,
approximately one-half mile south of East Harmony Road on the west side of
Strauss Cabin Road. The parcel is bordered by the Willow Brook Subdivision
(Observatory Village) on the west and Brookfield Subdivision (Morningside
Townhomes) on the north. The Fossil Creek Reservoir Inlet Ditch forms a
portion of the east boundary.
The City Current Planning Staff and Director consider your interest and input in
this matter, as well as your neighbor's input, an important part of the City's review
of this proposal. If you are unable to attend, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
