(carried over for reference) • Future conversations shall take place at a future time. 43 The construction of the sidewalk along the south side of Rock Creek Drive may be.better to defer until... (carried over for reference and future discussion) • It would be prudent to delay construction of the south sidewalk until the construction of Second Filing. Arrangement of funds should be discussed. 46 Technical Services provided the following comments: 1. Boundary and legal close. 2. Bearing/distance on Lot 12 appears to be in the wrong place. 3. Plat needs a note vacating the existing easements on Tract "F" of the previous plat. 4. Control corner and outer boundary monuments are not described. 5. A curve table was not provided 6. How were existing roads dedicated? 7. How wide is the additional right-of-way for Strauss Cabin Road? • Please refer to the revised plat for the resolution of these comments. 6 You're showing directional ramps, but they still do not create a crossing 90' to the roadway. Refer to redlined utility plans... • The ramps have been revised to be "more" directional and in the appropriate locations. 7 ... Build the walk to the property line, then "straddle" the walk with the barricade... • That is do -able, and is shown on the plans along Lot 12/Strauss Cabin Road. 22 This is needed before a hearing. (Please provide a letter from the owners of the detention pond stating the modification and expansion...) • The letter of intent had been included with the previous submittal; the same letter will be included with this submittal. 24 The drainage easements for the storm sewers need to be 20' wide unless it can be shown the pipe can be replaced within a narrower distance under OSHA guidelines. m N • Another variance request will be needed with the lack of cover over the above mentioned storm sewer lines, the variance request will be written when the scope of the variance request(s) becomes more clear. 40 Please overlay the existing striping on the interim design plans to show how the patching proposed matches the striping. • Please see the sheets pertaining to Rock Creek Drive plan and profile and the interim Strauss Cabin Road plan and profile. Basically the existing striping will remain the same, save the west edge stripe and the centerline stripes to be removed for the width of the improvements to Strauss Cabin Road. 41 The striping plan should be revised to reflect a left turn lane being provided and parking eliminated along Rock Creek Drive approaching the Strauss Cabin Road intersection. • The striping plan has been revised, please see sheet S1. 44 The plans don't appear to clearly show the intent of providing a sidewalk along Strauss Cabin Road abutting Lot 12. ...the sidewalk should be provided at this time... • The sidewalk has been added along the east side of Lot 12. Please reference the grading plan for the revised grading in that area. 45 Provide truncated dome details for the access ramps in accordance with LCUASS standards... • The detail(s) have been added to the detail sheets. 20 The construction drawings don't really appear to be showing these [ramps] correctly as they are at a slight angle. The site and landscape plans still show ramps that lead to the corner of the intersection. • The ramp locations have been revised in both the engineering plans, and the site and landscape plans. 33 Letters of intent were received from all previously mentioned parties except the property owner to the south. We have revised our drawings based on the City's comments; we offer these responses to your comments: 26 This appears to still be the case with A, Al, and AM. Couldn't re -grading occur to provide more fall ... a variance request is needed... • Storm line A will have a minimum of 20" (the pipe is now horizontal elliptical) of cover from the outer top of pipe. The minimum pavement section for Rock Creek is 5" HMA over 7" ABC, or a full depth section of 7". Is it possible to do a variance for this lack of depth without the requirement of the concrete section? Storm line Al has a minimum cover of 13" at the edge of asphalt, Storm line Al-1 has minimum cover of I V at the edge of asphalt. Re -grading isn't really an option, not only because it would raise the entire site, but also because the high point at Rock Creek Drive near Strauss Cabin Road would have to be shifted toward the west, increasing the amount of drainage that would be undetained and released into the roadside ditch north of the Rock Creek/Strauss Cabin intersection, and also the centerline profile of Rock Creek Drive headed west from the Strauss Cabin Road intersection (the succession of grade breaks) is already sub -standard, raising the site would create even more of a sub -standard situation. 30 The diagonal tie in to the sewerline is problematic from a street cut repair standpoint, can the sewer tie in be done perpendicular to the street further north to minimize the impact... • The tie in to the existing sanitary sewer cannot be changed due to the lack of cover through the detention pond, we are fighting for cover the entire length of the sewerline. The developer has agreed to mill and overlay the entire Big Dipper/Northern Lights intersection to avoid the triple street cut penalty as it is more cost effective to mill and overlay and avoid any fees. 38 The variance requests submitted were approved as of this date.
