curbs and gutters, destroyed, damaged or removed due to construction of this project, shall be replaced
or restored to City of Fort Collins standards at the Developer's expense prior to the acceptance of

4. Existing abutting sidewalks, drive approaches, and access ramps that are not ADA compliant will need to
be replaced by the developer. Additional access ramps would need to be installed at the southeast

2. A narroWIMH`�ofland (5 - 10 feet in width) along the northern edge of 600 Shields Street is in the
City -regulatory Old Town 100-year moderate risk floodplain. A Flood Risk Map is attached. As can be
seen on the map, the church is currently not in the moderate risk floodplain and not subject to the
Chapter 10 standards of City Code. However, if any future addition would ever expand the building into
that floodplain, the entire building would be have to meet the standards of Chapter 10.
