Colorado Iron & Metal Expansion PDP/Final

This is a request to add an adjacent parcel of land into Colorado Iron & Metal industrial complex's
planning area. The existing industrial complex has an existing 30,000 square foot building. The land
uses on the site are currently part recycling facility, and part light industrial steel fabrication. A project
development plan (PDP) was recently approved and recorded (in 2011) with vested rights to expand the
industrial yard area on the site, build some parking lots, and build two new buildings. This recent
approval was a 5.72 acre project was called "Colorado Iron & Metal PDP".
Shortly after the approval of the 5.72 acre PDP, the owner purchased an additional 3.015 acres of land
from the adjacent property owner. The newly acquired land has never been platted. We are proposing
to plat the newly acquired property by combining it into a single lot, together with the area recently
approved as the Colorado Iron & Metal PDP. The site program for the industrial complex remains the
same as it was for the PDP, just expanded into more land. Both the new buildings approved in the
recent PDP remain the same, just relocated slightly. The only other differences are that some
architectural embellishment that was proposed for the main building is proposed to be taken out of the
plan. Also, the westerly driveway cut shifts to the west, some of the paved and gravel areas are now
larger, and the detention pond and outfall moves from where it was in the recently approved plan.
Otherwise the project remains pretty much the same as was recently approved, just slightly larger.
