City of Fort Collins Statement of Planning Objectives
Description of Proposal - Replat of Registry Ridge Fifth Filing First Replat, previously
known as Registry Ridge Fifth Filing.
Existing Zoning — The Property is currently zoned Low Density Mixed -Use
Neighborhood District (L-M-N) and has a final plat recorded for 27 single family
homesites. No zoning change or use change is requested.
Proposed Use — Replat of the Property to increase density to 28 single family lots,
including an open space/drainage parcel that better addresses the site drainage issues.
Issues and Questions
1. Original Plan does not adequately address site drainage issues, placing drainage
easements on lot lines shared between lots and where fencing would be located.
New plan creates an open space/drainage tract.
2. New plan better addresses site grading issues, minimizing fill dirt needing to be
imported into site and individual lot drainage problems.
3. Road and utility main line locations would remain the same.
4. New plan better addresses site layout for patio home product that will be built on
the Property. Lot lines have been adjusted from previous Final Plat.
5. The Developer will establish a Homeowners Association that will own and
maintain all public and private open space on the Property.
