Dear Steve, Ted and Ken,
I would like to schedule a brief half hour meeting with you the week of January 2, 2012 if possible. Lisa
Evans and Brad Rhyme of Regency have had extensive conversations with Pastor Niquette and others in
leadership of the church for the purpose of determining whether to continue with the contract and the
application to the City for utilizing a portion of the site for apartments. After considerable discussion
among themselves as well as with consultants, all have agreed to proceed with a significantly modified
plan in hopes of addressing many of the neighborhood concerns and eventually gaining approval of P&Z.
As you all know this was hotly contested by the neighborhood at the neighborhood meeting and
Regency has made great strides in hearing the neighbors and incorporating many changes into the plan.
Although P&Z will have the final say, your team will have recommendations to P&Z regarding the site
plan, design, traffic impact etc. and most importantly a justification and rationale for recommending
"Additional Permitted Uses." I will defer to Regency for presenting the revised details of the original site
plan.
As the Church's representative, I have been asked, however, to confer once again with your team to
discuss the rationale and justification for asking for 175 units on a 25 acre site that includes a church,
near an arterial/arterial intersection which shares land area with retail, industrial, multi -family and
single family. I know we have had several conversations in your office regarding this topic and I believe
the rationale and justification need to be re -confirmed, written down and understood by the Church,
applicant, neighborhood and P&Z. I believe the revisions will be appreciated and accepted by some of
the neighbors and some will want the vacant land to remain that way in perpetuity because it's been
their park.
In any event, I foresee the need for all of us to be on the same page so far as the rationale and
justification for the APU and to demonstrate to the neighbors and P&Z how this complies with sound
planning principles.
I believe a half hour to 45 minutes is sufficient and I'm available all day on the 2"d and 3rd, after 9:00
on the 4th and after 10:00 and before 2:00 on the 5th if any of those times can work. Annah Moore may
attend with me. Thank you very much.
