Laurel Street Type I 1 1 inch : 300 feet Commi _ �y Planning and Environmental _rvices Current Planning City of Fort Collins March 4, 2004 Dear Resident/Property Owner: On Thursday, March 18, 2004, at 6:30 p.m., at the City Hall, 300 LaPorte Avenue, Fort Collins, CO., 80521, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to consider a Modification of Standard for a potential development proposal in your neighborhood. The project is known as Atrium Suites at 502 West Laurel Street. The proposal is a multi -family residential project that would involve demolishing the existing structure owned and operated by Larimer County Corrections Department. Presently, this building is used by Larimer County for their Adult Residential Services and Day Reporting Center programs. After demolition, the applicant proposes to construct a three-story building that would contain 28 dwelling units. The units would be divided between 24 two -bedroom units and four one -bedroom units. Parking would be provided at -grade under the upper two stories. Additional parking would be provided off -site so that the minimum parking requirements are met. The applicant is requesting to modify the standard pertaining to density. The standard requires that the minimum lot area shall be equivalent to the total floor area of the building. Since the lot area contains 19,221 square feet, the Land Use Code would require that the proposed multi -family building not exceed 19,221 square feet. The applicant seeks a Modification of Standard to increase the square footage of the proposed building by 855 square feet for a total of 20,076 square feet. This will be the only item discussed at this hearing. The full project will be scheduled for a future hearing. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
