You still have the option of showing 2 phases on your plan sets or coming back in with revisions to the plans at some point in the future. If you go with the second option, please remove the western drivecut and any reference to the future phases. I think we needed to talk about Prospect and I would like to tie that up as well. Please show all existing features within 150' of the property boundaries when you submit (required by LCUASS) and that will help determine what is needed on Prospect. You will need to dedicate the row for the constrained arterial plus the 15' utility easement. If more than 50% of the existing sidewalk needs to be replaced or repaired along Prospect, we will require that the sidewalk be detached and replaced in the ultimate condition. This is a typical comment we make on projects that are redeveloping an existing site along a road developed under previous standards and has worked well for everyone concerned. We'll work through this issue when you turn in your revised layout with all of the information shown on it. I believe Ted is going to put together a "mini -concept review' for your team that would include Transportation Planning, Planning(?), PFA, Stormwater, possibly Building and Zoning and myself. If you decide to go this route rather than a formal conceptual review, you will be responsible for coordinating with the other departments on your own or you may wait until the first round of review for their comments, your choice. In the meantime, please send in a pdf of the revised layout so that I can route it in advance to the departments I mentioned above. It would be nice to try nail down the site as much as possible and try address the issues before going into full design. Thank you and I look forward to hearing from you, Susan 2/2/2011
