04/1212012: The uses being proposed if not previously defined or differ from definitions in the
Land Use Code should be defined in a note section on the OPD.
Comment Number: 2 Comment Originated: 04/12/2012
04/12/2012: Land Use Code (LUC) 4.2(E)(2)(c) UE cluster development can not exceed 5
dwelling units per net acre.
Note on the OPD that states' 2.0 DU/AC MAX" should state this is per gross acre.
Comment Number: 3 Comment Originated: 04/12/2012
04/12/2012: The note on the OPD stating that the LMN use is greater than 12 dwelling units an
acre is very open ended. Please give further clarification by stating a range or a maximum
number of dwelling units.
Comment Number: 4
Comment Originated: 04/12/2012
04/12/2012: LUC 4.5(D)(1)(b) LMN max density as a whole is 9 dwelling units per gross acre.
The proposed ODP refers the LMN as 8 dwelling units per acre, this should be corrected.

05/03/2012: Trafic Op's does not believe the Jessup Dr access is warranted. The Blackbird
access should work fine for the northen most area.
Comment Number: 2 Comment Originated: 05/03/2012
05103/2012: Traffioc does believe a channelized T would be appropriate for the Blackbird
access to provide Left in and Left Out abilities. It would be an asset to not have all the northen
area traffic travel to Nancy Grey to head south on Timberline.

05/03/2012: If the developer still wants Jessup Dr. it would need to provide a RT lane at
Jessup and a median to control the access to a Ri/Ro access. It would also need to review
Prospect and Timberline for possible Nb U-turning traffic.

the Jessup Farm area. Please remove the line work relating to transportation items, the heavy
dashed lines and other extraneous markings.

04/20/2012: In addition to our other City standards, please do note the standard in Section
3.4.1(H)(1) regarding ridgeline setbacks. While the intent of this standard is more aligned with
areas where ridgelines occur, the project should strive to meet the intent of this standard along
the eastern border of the property, where the slope break is most prominent. Incorporating
these concepts into the detention area and the community gardens should be the priority, and
in staffs opinion, easily achievable given the current layout.

The boundaries of the historic buffer area have not been delineated for the Johnson Farm,
which needs to occur through this ODP process. The uses for the historic farm buildings and
historic buffer area need to be established through the ODP process. Please contact Historic
Preservation staff to begin these processes.

04/2312012: Please add existing trail and pedestrian connections on the ODP and label as
such. Also it appears that some of the proposed pedestrian circulation and on street bike lane
lines are missing. The connections should be continued onto sharp point for a short section
offsite to demonstrate this connection.

04/23/2012: In reviewing the original ODP documents it appears that there are some general
project notes that should be included on this Major Amendment ODP. You may want to work
with the planning department in determining these notes and the language.

04/23/2012: Based on traffic volumes show in the TIS report there is some question about the
need for the additional access off of timberline at the north end of the project. City staff would
like to meet oftline with the applicant and consultants to discuss in more detail this access and
overall vehicle circulation throughout the project. Please notify us to schedule a meeting that
works for both staff and applicant.

04/23/2012: It is unclear how the trail shown in the park in Lot 20 extends and connects to the
northeast. Looking at the platted lots and PDP, this connection does not seem feasible or
needs to be shown differently on the ODP.

clearly distinguish between what as approved in 2003, 2012 uses already permitted by
Industrial zoning and those uses that would be allowed by the Addition of Permitted Use
process.
