College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax kgov. com/currentplanning June 7, 2012 Dear Resident/Property Owner: On Thursday, June 21, 2012, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to consider a development proposal in your neighborhood. The project is referred to as 220 East Olive Street — Multi - Family Development — Request for Modification of Standard. This is a request for a Modification of Standard for a future multi -family residential project at 220 East Olive Street at the northwest corner of East Olive Street and Matthews Street. The existing building would be demolished. The new building would include 40 apartment units. The parcel is zoned N-C-B, Neighborhood Conservation Buffer. The Land Use Code requires a minimum number of parking spaces to serve the proposed apartment building. Based on the mix of one and two bedroom units distributed across 40 units, 67 parking spaces would need to be provided on the site. The applicant is requesting zero parking spaces be provided on the site. Instead, the applicant is proposing to provide 40 parking spaces across Olive Street in the City of Fort Collins public parking lot. These 40 spaces are available and would be secured with a long term lease in accordance with the leasing procedures of the Parking Services Department of the City of Fort Collins. This is a request for a stand-alone Modification of Standard, not a request for a Project Development Plan. A stand-alone Modification is allowed prior to a submittal for a Project Development Plan in order for a project to proceed on a step-by-step basis, and is valid for up to one year by which time a Project Development Plan incorporating the Modification must be submitted. The Planning and Zoning Board considers your interest and input in this matter an important part of the City's review of this proposal.
