Number: 2 Created: 03/22/2011 03/22/2011: A drainage reportlletter is required to document the changes that are being proposed and the design mitigation. Number: 3 Created: 03/25/2011 03/25/2011: Water quality treatment is normally required for the new impervious area, mainly the new parking lot. Please discuss in the drainage letter how water quality mitigation is being provided. Department: Technical Services Contact: Jeff County Topic: General Number: 1 Created: 03/25/2011 03/25/2011: Could the Site Plan be combined with the Landscape Plan? Typically they are combined together rather than a Site/Utility Plan. Number: 2 Created: 03/25/2011 03/25/2011: There are minor line over text issues on both plans. Number: 3 Created: 03/25/2011 03/25/2011: We would prefer that an aerial photo not be on the plans, because of scanning issues. Typically a note is indicated on the plans that existing damaged curb, gutter and sidewalk as well as curb, gutter and sidewalk damaged during the course of construction on the site shall be replaced in accordance to City standards prior to certificate of occupancy on the site. Number: 5 Created: 03/22/2011 03/22/2011: Typically utility plans for development proposals would be prepared by a Colorado engineer and then signed off for approval by the City with City construction specs and details for public infrastructure included. Department: Historical Preservation Contact: Courtney Rippy Topic: General Number: 1 Created: 03/23/2011 03/23/2011: The school exhibits a very high level of integrity, and the property has been determined to be eligible for individual recognition as a Fort Collins Landmark, for both its architectural and historical significance to the community. Additionally, the property has been evaluated as eligible for individual listing on the National Register of Historic Places and on the State Register of Historic Properties. Number: 3 Created: 03/23/2011 03/23/2011: After you purchase the property, you are then able to designate the Washington School as a local landmark and recieve tax credits on work done on the property. Please contact Karen McWilliams at 224-6078 for additional details. Number: 2 Created: 03/23/2011 03/23/2011: Solid fencing would not comply with LUC 3.4.7 and would have a detrimental affect on the buildings historic character and eligibility. Department: Engineering Development Review Contact: Marc Virata Topic: General Number: 1 Created: 03/22/2011 03/22/2011: 24-95 of the City Code along with 3.6.2.(J)(2) of the Land Use Code would stipulate that paving the alley abutting the property would be an obligation associated with the development proposal. The response letter indicates a potential that paving the alley could result in an adverse impact to neighboring properties, have there been preliminary design attempts, perhaps attempting to slope the alley to the south to drain to the valley pan, that would seek to direct drainage away from the northern properties? Number: 2 Created: 03/22/2011 03/22/2011: The amount of right-of-way dedication that the City would seek for Shields Street would be 21 feet which would result in a 51 foot half right-of-way in conformance with our constrained arterial right-of-way cross section total of 102 feet. Number: 3 Created: 03/22/2011 03/22/2011: The proposal of an attached sidewalk along Scott Avenue would typically require a variance request to the Larimer County Urban Area Street Standards for evaluation as attached sidewalks are not the standard design for City streets. A submitted variance request would then require input from Current/Transportation Planning identifying that they would not object to an attached sidewalk. There is also an existing utility pole directly south of the alley that would be in the middle of the proposed attached sidewalk which would also appear to be problematic. Is the utility pole being undergrounded with the project?
