the property needs to be changed. The City Forester did not conduct a detailed evaluation of
the trees so that should be taken out. The following information could be included in the note.
The following prohibited species can be removed at the owner's option:
Cotton bearing cottonwood
Siberian Elm
Russian Olive
Seed -bearing box elder
Salt Cedar.
Existing undergrowth less that 6 inch caliper (non -significant trees and shrubs) may be cleared
at owner's option.
Future pruning or removal work to promote tree health and function or reduce hazards shall be
reviewed by the Planning Department.

01/12/2012: Plat— the drainage easement is not a private easement. The private label should
be removed. Yes it is a privately maintained pond, but the easement is dedicated to the City.

01/11/2012: Forestry further evaluated the 24 inch Black Walnut at the SE comer of the project
for possible retention by reducing or modifying parking spaces. It appears that two parking
spaces would need to be eliminated in their current location to save this tree. Currently the
design shows a curb going through where the trunk of this tree is located. As shown the tree
removal is needed due to construction impact from the parking area and curb.
Forestry staff conducted a more detailed evaluation of this tree on 1-10-12. Very unfortunately
we found that 30% of the circumference of the low truck was dead tissue, apparently having
been damaged in recent years from early and hard freezes. This damage to the lower stem
with the stressed condition from no irrigation and several drought years makes this tree have a
lower suitability for retention with design modification.
The two other walnuts shown to be removed are smaller and in poor condition. The proposed
curb for the parking lot is about 1 foot from the outer bark of these trees. This will result in some
over excavation that will severely impact the root system of these trees. Because these two
trees are in poor condition and were damaged from the fall 2012 snow storm their suitability for
retention is low. The curb will damage the root system and likely would impact their stability.
Construction impact would be serious to these two trees and their suitability for retention is low.
With the detection of the Thousand Canker Disease of Walnut in Fort Collins last fall longer term
survival of Black Walnut in the city is uncertain.
Mitigation numbers have been assigned to these three trees. The applicant should also label
the condition of these trees. The larger west walnut should be labeled as fair -poor and the two
east walnuts as poor.

from some tree removals there may be room for some new tree planting. The applicant should
review with the Planning Department if additional cross sectional screening is required in this
area from LUC 3.2.1. If it is required some shade tolerant shrubs and trees could be added.
Forestry could provide species recommendation if needed.

retaining wall at building foundation. This color should be specified and Staff recommends that
it be a darker tone than the building field.

On the Lighting Plan, there are ten locations where the foot-candle measurement, 20 feet west
of the property line, are greater than one -tenth. This should be addressed as the two adjoining
properties are residential. Please consider moving the fixtures further east and/or providing an
automatic dimmer switch to lower the foot-candles after 10:00 p.m.
