College Avenue PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning Dear Resident/Property Owner: March 29, 2011 On Tuesday, April 12, 2011, at 5:00 p.m., in conference room A of 281 North College Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer will conduct an administrative hearing to consider a development proposal in your neighborhood. The project is referred to as Harmony Technology Park, Third Filing, Lot One Replat, Project Development Plan, #11-0001. As proposed, this is a request to develop Lot One of the Harmony Technology Park Third Filing for a mix of office, light industrial and research and development operations. The site contains 4.9 acres and is located at the northeast corner of Rock Creek Drive and Technology Parkway. (Please see map on reverse.) Primary access would be from Technology Parkway and secondary access would be from both Precision Drive and Rock Creek Drive. The proposed building would contain 49,900 square feet and be divided into a mix of finished space of various sizes beginning at 3,500 square feet up to the entire building for multiple tenants. There would be six at -grade overhead doors on the east side for loading and high -bay storage. A walkway would connect Rock Creek Drive to Precision Drive along the east property line. The one-story building would achieve a maximum height of 26 feet. The City Current Planning Staff and Hearing Officer consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
