Otherwise, one gets the impression that the land uses are going to be the existing
group home plus the new proposed apartments.
The reference to the group home has been removed from the site plan.
Be sure and return all of your redlined plans when you re -submit and call If you have
any questions regarding these issues.

from the handicap parking stalls to the units. Please clarify this for the next submittal.

[3/16/04] Bike parking is required for the new development. Please label and
identify on future plan sets. The bike racks will need to be located in a secure
location near the buildings main entrance and not impede pedestrian traffic.
Bicycle parking is provided on the north edge of the parking area, refer to plans.

the current building. This proposed project will need to relocate the meter into a pit
outside. Show and label the location of the proposed meter pit and curb stop. Be
sure to adjust the landscape plan accordingly if the meter conflicts with the proposed
plant material.

existing electric service to be removed. In addition, charges to modify the electric
system will apply for installation costs of an underground power line from the source
in the alley approximately 200 ft. north of this site. A PRELIMINARY estimate of
these costs, based on currently available data, is in the $25,000.00 range. Electrical
heat is discouraged. Coordinate power requirements with Light & Power
Engineering (224-6152).

It is anticipated that one parking space may be lost on Laurel Street. There is no

shouldn't additional sidewalks be provided so that residents can easily access the
front doors from the handicapped parking stalls provided? The current configuration
forces them into the pond, grass, or a very circuitous paved route.

[3/2/04] The sidewalk on Laurel is required to be a minimum of 6' wide. It is shown
as 4' on the plans, so there are two options for widening the walk: remove the walk
and replace it with a 6' walk, or add 4' of concrete to the additional walk per LCUASS
(4' is the minimum width of concrete that is allowed to be added to widen a
sidewalk).
We are proposing that the existing walks adjacent to Laurel and Sherwood Streets
be removed and replaced with 6'-0'* wide walks.
