The Poudre Fire Authority will require that the building be equipped with an automatic fire extinguishing system. A "Knox Box" is required to be placed on the front of the building. For further information, please contact Michael Chavez, Poudre Fire Authority, 221-6570. A low screen wall along Laurel Street would help improve the streetscape by partially blocking the view of the parked cars. If there is an encroachment into the utility easement, then permission from the affected utility would be needed. The City's Engineering Department can assist in contacting this utility. Be sure to update the architectural drawings for the public hearing. The electrical meters on the north side of the building must be accessible for the meter reader. Partial landscaping is acceptable. Be sure and return all of your redlined plans when you re -submit. However, other changes have been made in the box that are confusing. For instance, under land uses, it states that there are 20, 2- bedroom apts. and 4, 2-bedroom apartments. Does that mean that all 24 of the units are 2 bedroom apartments? If so, then why not just state that there are 24, 2-bedroom apts. Or is it supposed to be that the 4, 2-bedroom apartments listed are really supposed to be 4, l'-bedroom apartments? Also, it's stated that there are 43 parking spaces required. If all 24 of the units are 2-bedrooms, then 42 parking spaces are required. If 20 of them are 2- bedrooms and 4 are 1-bedrooms, then 41 parking spaces are required. So I don't know why they state that 43 spaces are required. This weakens the traditional relationship of buildings to streets in the area, with building fronts and doorways establishing the relationship. The architectural theme is established by the parking area, so something different or something more might improve the basic urban design relationship.
