HomeMy WebLinkAboutATRIUM SUITES - PDP - 7-04A - CORRESPONDENCE - CORRESPONDENCE-NEIGHBORHOOD MEETINGNo Text CommL .y Planning and Environmental _rvices Current Planning City of Fort Collins Dear Resident April 28, 2004 On Tuesday, May 11, 2004, from 7:00 to 9:00 p.m., in the Community Room (north entrance) at the City of Fort Collins Office Building, 215 North Mason Street, the City of Fort Collins Current Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as Atrium Suites at 502 West Laurel Street. This is a request for a multi -family housing project. As proposed, the project consists of a demolition of the existing structure at 502 W. Laurel Street owned and operated by Larimer County Corrections Department. Presently, this building is used by Larimer County for their Adult Residential Services and Day Reporting Center programs. After demolition, the applicant proposes to construct a three-story building that would contain 26 dwelling units. The units would be divided between 22 two -bedroom units and four three - bedroom units. Thirty-five parking spaces would be provided at grade under the upper two stories. Additional parking would be provided off -site so that the minimum parking requirements are met. The applicant has requested to modify the standard pertaining to density. The standard requires that the minimum lot area shall be equivalent to the total floor area of the building. Since the lot area contains 19,221 square feet, the Land Use Code would require that the proposed multi -family building not exceed 19,221 square feet. The applicant was granted an approval by the Planning and Zoning Board for a Modification of Standard to increase the square footage of the proposed building by 855 square feet for a total of 20,076 square feet. This action by the Board was on April 15, 2004. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
