How many parking spaces are required? A. A total of 43 spaces are required. The eight additional required parking spaces will be provided across the street, on property owned by the applicant, and assigned to this project with a long-term lease. 2. Will there be access off Laurel Street? A. No, the access will be restricted to Sherwood Street only. 3. What will the height of the building be? A. It will be 38 feet high as measured from grade to the top of the parapet along the pitched roof. 4. Will you be adding a new landscaping? A. Yes, we will be adding three shade trees between the sidewalk and the building along Sherwood. In addition, we will be planting a cluster of trees around the manager's office directly on the corner of Laurel and Sherwood. This entrance will be set back from the intersection to form a plaza. 5. Will you keep the existing trees? A. We will keep the existing trees between sidewalk and the street. These trees are in the public right-of-way. 6. Will there be a usable deck above the parking? A. Yes, this area will be the courtyard and feature landscaping and benches. A snowmelt system will be provided for drainage. 7. Will the apartment entrances then be off the courtyard? A. Yes. 8. What will the rents be? A. We have not decided yet. 9. When do you plan on starting? A. We would like to start in late Summer or early Fall. NEIGHBORHOOD MEETING MINUTES PROJECT: Atrium Suites at 502 West Laurel Street DATE: May 11, 2004 APPLICANT: Ms. Barb Seik CONSULTANTS: Don Brookshire, Eastpoint Studio , Bob Mechels, Vaught -Frye Architects CITY PLANNER: Ted Shepard The meeting began with an explanation of the proposed project. As proposed, the existing structure would be demolished. A new three-story apartment building would be constructed consisting of 24 dwelling units. The first floor would include under -structure parking for 35 cars, two apartments and the manager's office. The upper two floors would contain 22 apartments. The apartments are divided such that there would be 20 two -bedroom units and four three -bedroom units. A Modification of Standard was granted by the Planning and Zoning Board on April 15, 2004. The standard at issue was Section 4.8(D)(1) which pertains to density and minimum lot area. The applicant was granted the request that the proposed building square footage exceed the lot size by 2,041 square feet. The site is located at the northwest corner of West Laurel Street and Sherwood Street. The site presently contains a large residential structure that was formerly a sorority and now houses two programs of the Larimer County Corrections Department. The site is 19,221 square feet (.44 acres) in size and zoned N-C-B, Neighborhood Conservation Buffer. The standard that was modified required that the minimum lot area be equivalent to the total floor area of the building. Since the lot area contains 19,221 square feet, the Land Use Code required that the proposed multi -family building not exceed 19,221 square feet. The Board granted the request so that building increased in maximum allowable size from 19,221 square feet to 21,151 square feet, an increase in 2,041 square feet.
