On Thursday, April 19, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort
Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a
public hearing to discuss a land use development proposal in your neighborhood.
The project is referred to as Colorado Early Colleges, 4800 Wheaton Drive, -
Site Plan Advisory Review #SPA120002.
As proposed, the request is to convert the entire first floor of 4800 Wheaton Drive
for a public charter high school with an estimated total enrollment of 240 students
served by 15 teachers and staff. There would be no building additions or
changes to the existing site improvements. The first floor contains 25,000 square
feet and already features classrooms and an auditorium. One existing tenant will
continue to occupy the second floor. The parking lot contains 212 parking
spaces.
Originally, the project was approved as Oak Ridge Business Park, Second Filing,
Lot One in 1984 for Comlinear Corporation. Since then, a variety of tenants have
occupied the building. The site contains 4.05 acres and zoned H-C, Harmony
Corridor.
Colorado State Statutes require that public schools be reviewed by the local
municipality with regard to the location, character and extent of the proposal and
for compliance with the City of Fort Collins comprehensive plan. The Planning
and Zoning Board considers public input to be an important part of the
development review process. The list of affected property owners for this public
meeting is derived from official records of the Larimer County Assessor. Due to
the lag time in recording recent property transactions or rental situations, please
