The following are the comments I've entered into Accela. If you have already sent staff comments to the applicant, please forward this email to them. 11/29/2011: No TIS received. Unable to provide comments until received. 11/29/2011: Tree Canopy Master Plan: Concern with the existing Burr Oak at the SW corner of Minnesota and Limon Drives being a sight distance problem. It falls within the sight distance as measured per Fig. 7-16, LCUASS, 25 mph local streets. Per LCUASS 8.2.14 nothing taller than 2' can be in the line of sight of a pedestrian at a corner. Please remove/relocate the existing tree. 11/29/2011: Tree Canopy Master Plan: The above sight distance problem may also be realized at the SE corner of the future driveway and Limon Drive. That will be ultimately determined at time of submittal of that phase. 11/29/2011: Tree Canopy Master Plan: Concern with the existing Green Ash in the parkway strip on Kansas where the Phase 1 sidewalk connection between Kansas and the western most new Phase 1 building. Concern with children crossing Kansas being hidden from approaching north bound motorists. The combination of in -set on -street parked vehicles and the close proximity of the tree to the sidewalk and the street raises our concerns with adequate visibility of peds. Please remove/relocate the tree. 11/29/2011: Site Plan, Overall and Ph 2: The sidewalk connection/extension to the Ph 2 driveway near Limon Drive should be near the driveway curb cut to provide better visibility of peds crossing the driveway to entering traffic from Limon. The current shown position of the sidewalk extension is also behind an existing tree further reducing visibility between peds and motorists.
