04/27/2012: The property is located in the Neighborhood Residential Sign Dist. which will
require any signs to meet the Land Use Code standards for "Auto -related and roadside
commercial and business service uses" limiting to one ground sign no greater than 32 S.F. per
face with a maximum height of 5'. Wall signs will be limited to individual letter signs of no more
than 12" tall and no logo greater than 18" tall. (LUC 3.8.7[E])

utilities or services, adverse effect on public health, safety, morals or aesthetics, or other
adverse impacts of development, than the amount normally resulting from the other permitted

05/02/2012: Please add the following note to the site plan:
Damaged curb, gutter and sidewalk existing prior to construction, as well as streets, sidewalks,
curbs and gutters, destroyed, damaged or removed due to construction of this project, shall be
replaced or restored in like kind at the Developer's expense prior to the acceptance of
completed improvements and/or prior to the issuance of the first Certificate of Occupancy. The
limits of the repairs will be identified in the field by the City Engineering Inspector prior to and
over the course of the project and will not be shown on the plans.

05/02/2012: The drive approach onto Mantz Place is not ADA compliant with the transitions
from sidewalk to driveway approach. With this proposal, the driveway would need to be
reconfigured such that the driveway approach maintains ADA compliant grades for the sidewalk
movement across the driveway. Please add a note to the site plan indicating that:
"Drive approach to be reconfigured to be ADA compliant for public sidewalk across the
driveway prior to the issuance of a certificate of occupancy. A "Permit for Drive Approach /
Sidewalk in Public Right -of -Way" is required prior to this work being performed."
