OF STAND. - MOD120005 - REPORTS - CORRESPONDENCE-HEARING (9)June 20, 2012 City of Fort Collins Current Planning, C/O Ted Shepard 281 North College Avenue Fort Collins, Colorado 80522-0580 RE: 220 East Olive Street — Multi -Family Development — Request for Modification of Standard To whom it may concern: I am unable to attend the meeting scheduled on Thursday, June 21, 2012, but would like to voice my objection to approval of this modification of standard prior to our understanding of further details. I represent the ownership of the building addressed 319 Matthews Street, located directly south of the proposed project, abutting the parking lot in question. The front access doors of our building face directly onto the lot. Our property has been in existence since 1992 under the same ownership operating as a multi -family four-plex building. We are concerned on a number of issues. 1. The modification from 67 spaces down to 40 spaces is obviously going to cause havoc. Undoubtedly, any surrounding properties are going to have to pick up the remainder of parked cars at the expense and aggravation of their own tenants. 2. We had to provide off street parking (2 spaces/unit) per code on our property. If this modification is approved, we feel that we (and all other adjacent owners) should be offered the same lease term, and a proportional number of spaces to accommodate our building expansion plans. 3. If this modification of standard is approved, where are the tenants of this building going to park when the "long term lease" expires? Short of being a "forever lease," the parking issue will have to be dealt with at some time. More questions are pending, but these are the most important concerns we have to date.
