Olive St. - Multi -Family modification Dear Ted, I am responding to your request for input regarding the modification to remove ALL required parking spaces needed for the proposed apartment building. Having just attended a City open house regarding parking a couple of months ago, I find this request to modify the standard from 67 spaces to zero totally unacceptable. We all know people will park in the closest, easiest accessible, available parking spot. This will often mean in front of other homes and/or businesses in the area. As I understand, businesses are not required to provide parking for their employees. If we want the downtown to continue to flourish, businesses will come and hire therefore taking up more of the limited supply of old town parking spaces. Since residential development requires parking for tenants, we should stick with the plan. I own rental housing in the old town area and I now see people parking in the 500 block of West Oak St. to walk to work. As you know, it is impossible for many of the existing residences in the core area of downtown to have adequate off-street parking. Let's not be shortsighted and limit our parking supply when we don't have to do so. Florin (brad@florinitd.com) Subject: Olive Street Multi -family Ted, Would you please relay the following to P & Z, Thanks BH Dear Planning and Zoning Board Members, I would like to offer support from a sustainability perspective for measures being proposed for the project at 220 East Olive, which is a 12,162 square foot multi -family building. I have met with Mr. Florin and discussed his project. His concept is to work towards a Net Zero carbon project and is considering multiple measures to reduce carbon emissions. One of the strategies he mentioned was to reduce parking and encourage cycling through enclosed bike storage, reduced rent for tenants without emissions, possible electric vehicles that would be shared, and other similar measures. In addition he has been discussing the potential for solar, enhanced waste reduction, participation in a solar garden and other aspects of sustainability. Of course much needs to be done from concept to execution but in concept this project offers many opportunities to showcase and implement sustainable features. I believe it is in alignment with many City Plan features perhaps most importantly with the concept of creating a compact urban core. I cannot speak to neighborhood issues or other matters that may need to be taken into consideration but I certainly support the sustainability concepts presented and would urge you to give serious consideration to the proposal Thanks Bruce Hendee Bruce A.
