05/24/2011: All I received to review was sheet A-100, the Master Site Plan. If this is the
only site plan.that was submitted, it is lacking sufficient detail to comment on. i.e., need to
show parking stall and drive aisle dimensions, building footprint or envelope dimensions
and setbacks to lot lines, labeled bike racks, trash enclosure locations, parking lot light
poles, etc.
Be sure and return all of your redlined plans when you re -submit.

06/08/2011: WATER SUPPLY: PFA will require two new hydrants to service the new ASD
structure: One to the southwest of the building, another to the northeast. It's difficult to
determine if plans currently show one or two new hydrants; UT01 and 02 seem to show a
hydrant symbol in one place but a hydrant label in another. General hydrant requirements
are below:
Fire hydrants, where required, must be the type approved by the water district having
jurisdiction and the Fire Department. Hydrant spacing and water flow must meet
minimum requirements based on type of occupancy. Minimum flow and spacing
requirements include:
• Commercial -1,500 gpm at 20 psi residual pressure, spaced
not further than 300 feet to the building, on 600-foot centers thereafter
These requirements may be modified if buildings are equipped with automatic fire sprinkler
systems.

appears portions of the existing sidewalk as well as new sidewalk.

roadway heads south (though is labeled as detached), relocation of streetlights, fire
hydrants, and other utilities would be needed. Out of curiosity, has a detached sidewalk
been looked at? It appears there could be room to do an attached sidewalk that would
avoid relocation of streetlights, hydrants, and other utilities and perhaps still keep the fence
in its present location.

intersections with public streets appears awkward in that there are no access ramps
across the street for pedestrians to "receive" and is it preferred to promote these crossing

intended to promote pick-up/drop-off maneuvers, can this be accomplished on -site as
Midpoint is not intended to have parking on -street and bike lanes could potentially be added
to this roadway.

over the existing sidewalk on Midpoint onto a cross pan across Midpoint is being
reconfigured into a concrete channel (Sheet SW02) that empties out onto and over the
existing sidewalk on Midpoint. It would be ideal if perhaps in conjunction with the concrete
channel, a sidewalk chase were installed to direct flows under the walk and not continue to
perpetuate nuisance flows over the sidewalk, as noted in 7.7.4 of the Larimer County
Urban Area Street Standards. If the applicant is not wanting to provide a sidewalk culvert,
