Located on an arterial street w/ retail and restaurant shall be at least '/ mi from next neighborhood center. ■ Uses: 2 or more of: mixed -use dwelling, community facilities, neighborhood support/rec facilities, schools, child care, churches etc... ■ < 5 acres, excluding institutional (school, church etc...) March 29, 2012 Synopsis of Commercial Centers (ordered from largest to smallest) • Regional Shopping Center (Harmony Corridor Standards and Guidelines) 0 30 —100 acres. o Min 15 independent business establishments. o Uses: small and medium-sized shops supplementing the principal tenant. o < 250,000 SF of gross floor area. • Community Shopping Center (Harmony Corridor Standards and Guidelines) 0 13 — 30 acres. o Min 10 independent business establishments. o Uses: small and medium-sized shops supplementing the principal tenant (80,000 SF max). 0 117,500 — 250,000 SF of gross floor area. • Neighborhood Service Center (Harmony Corridor Standards and Guidelines) 0 7 — 20 acres (generally 10 — 15 acres) o Min 6 independent business establishments. o Uses: small neighborhood shops (25,000 SF max) supplementing a grocery store or supermarket (49,000 SF max). 0 50,000 — 120,000 SF of gross floor area + 10,000 S.F. in secondary uses. • Medium Density Mixed -Use Neighborhood (M-M-N) o Purpose: function together with surrounding low density neighborhoods and a central commercial core. o Density: > 20 acres: Ave. 12 DU/Acre, < 20 acres: 7 DU/Acre. • Neighborhood Center (N-C) (4.23) o Purpose: mixed -use commercial core anchored by a supermarket or - grocery store and a transit stop... intended to function together with a surrounding M-M-N, which in turn serves as a transition and a link to larger surrounding low density neighborhoods. o Size of development: Max block size: 7 acres., w/ supermarket 10 acres. o Uses: commercial, residential (secondary use in > 10 acres, max 30% gross floor area; < 10 acres not required to have a mix of uses but must contribute to the overall mix in the surrounding area). • Convenience Shopping Center (3.5.5) o Size of development: < 7 acres, 4 + business establishments in the development. o Uses: retail, personal and business services, convenience retail stores (w/gas), restaurants w/o drive-thru, equip rental, office, ATM, multi -fain, medical office, vet clinic, and day care. • Low Density Mixed -Use Neighborhood District (L-M-N), Neighborhood Center (4.5)
