3. Seeing the large lot County ownership along the railroad south of the Hansen Property, we'll likely not
do a City trail along the east side of the tracks. More likely connections will be made to existing and future
neighborhoods south of the Hansen Property with the street system or detached sidewalks.
The railroad has gotten more resistant to trails along their tracks and unless one of the large county lots
gave us a trail easement, the idea of a trail along the east side of the railroad to Trilby Road is likely not
going to happen.
Let me know some thoughts.

Attached is the map. We are working on a JV with the owners and just doing some initial work about the

Thanks for the email update Craig,
Regarding point 2, the trail will be required for transportation connectivity. The connection is shown on
our Bike Plan and will be key for getting kids safely to Bacon Elementary and general multi -modal
connectivity in the area.
A few things to consider. There will need to be trail access throughout the development to access the
park and railroad underpass at Keenland. The subdivision immediately north is a good template. You
might want to chat with Mike Spearnak (490-3413, pdc(a)psdschools.org) at Poudre School District's
planning department. He'll help with an understanding of Bacon's traffic flows when planning street
connections to Timberline.

Thanks for the info. I drove by the site today and got a better look at things. So, some answers:
1. New item. We show the need for a 7 acre neighborhood park on the Hansen Property in our Parks and
Recreation Policy Plan. We'd like to work with you to locate the park site during your planning efforts and
purchase the site when your ready to sell.
For some place to start: Could the park site be located near the existing pond? This site would allow for
irrigation water for the park to potentially be stored in the existing pond. If this site works for the park, then
we would want the trail to follow a drainage area (new) east to Timberline Road if that is how drainage is
going to work on site. If you are going to line up your street access on Timberline with Zephr Road, with a
traffic signal, this would help trail users cross Timberline.
2. If the trail is not needed for transportation conductivity, determined by the Transportation Planning
folks, then the City would pay for the trail. If the trail is needed for conductivity per Transportation
Planning determination, then we would partner on its construction.
