01/24/2012: Add a Planting Note stating that all landscaping and irrigation must be installed in
each phase prior to the issuance of a certificate of occupancy for use of anybuilding or
property within that phase or, if not installed, must be guaranteed with a financial guarantee in
the amount of 125% of a written estimate from a landscape contractor of the value of labor and
materials to complete the installation.

01/24/2012: New and existing lighting must comply with current code regulations. This means
that lights must be down -directional and light sources shielded. No fixtures at an angle on
angle brackets are allowed, and no adjustable angle brackets are allowed. Add note to plan
that all new and existing fixtures will be down -directional and shielded. The lighting plan shows
parking lot light poles and location. Please also show the locations on the site plan. Are any
ground -mounted lights proposed? If so, show them on the lighting and site plans. Are the
Aero-Dome light fixtures shown on the lighting plan 'shielded'? It's difficult to tell from the
drawing if the light source is concealed.

What does "stacked" mean. Is the intent to stack items two high? If so, the 6' tall screen fence
isn't tall enough. Or does 'stacked' really mean tandem parking (one space behind the other)?

01/27/2012: With respect to lighting, the City of Fort Collins Land Use Code, in Article 3.2.4(D)
(6) requires that "natural areas and natural features shall be protected from light spillage from
off -site sources." Thus, lighting from the parking areas or other site amenities shall not spill over
to the buffer areas. The lighting plan must not allow for any foot candle spilllage into the buffer
zone, in addition to addressing zoning's comments below.

01/27/2012: Within the 50' buffer zone, according to Article 3.4.1(E)(1)(g), the City has the ability
to determine if the existing landscaping within the buffer zone is incompatible with the purposes
of the buffer zone. The landscaping in the buffer zone, as currently proposed, in insufficient to
meet the standards of 3.4.1. For instance, the trees proposed within the buffer area (only three)
are lacking both in quantity (we want more trees and shrubs throughout the entire site) and
quality (the proposed trees are not native, please see the City's Native Plants Guide available
at hftp://www.fcgov.com/naturalareas/native-plants.php for a more appropriate plant palette).
Staff would be happy to meet with you to discuss these issues in more detail.
