Topic: Landscape Plans Comment Number: 1 Comment Originated: 01/24/2012: The 15' landscape strip along College Avenue needs trees/shrubs per Sec. 3.2.1(E)(4). Phase lines on site and landscape plans are difficult to determine for Phases 1-3. The phases should be delineated in a clearer manor. 01/24/2012 Comment Number: 7 Comment Originated: in 01/24/2012: Add a Planting Note stating that all landscaping and irrigation must be installed each phase prior to the issuance of a certificate of occupancy for use of any building or property within that phase or, if not installed, must be guaranteed with a financial guarantee in the amount of 125% of a written estimate from a landscape contractor of the value of labor and materials to complete the installation. Topic: Lighting Plan 01/24/2012 Comment Number: 3 Comment Originated: 01/24/2012: New and existing lighting must comply with current code regulations. This means that lights must be down —directional and light sources shielded. No fixtures at an angle on angle brackets are allowed, and no adjustable angle brackets are allowed. Add note to plan that all new and existing fixtures will be down —directional and shielded. The lighting plan shows parking lot light poles and location. Please also show the locations on the site plan. Are any ground —mounted lights proposed? If so, show them on the lighting and site plans. Are the Aero—Dome light fixtures shown on the lighting plan 'shielded'? It's difficult to tell from the drawing if the light source is concealed. This includes zones between the sidewalk and curb, medians and other city property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. • The developer shall contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. Failure to obtain approval by the City Forester for street trees in a phase shall result in a hold on certificate of occupancy for future phases of the development. 9. The existing tree on the north edge of the property is a multi —stem Siberian Elm. This species is exempt from the tree retention requirements in 3.2.1. The City Forester recommends that the applicant obtain additional information on the tree by having a private certified arborist evaluate the elm. This individual could provide information on the trees condition as it relates to suitability for retention, and identify needs for pruning, protection or other treatments that could improve its structure, function and survivability.
