The part about the landscaping won't take very long, in all likelihood. Here are my comments to date, if you just want to provide feedback: • 09/04/2012: Dixon Substation - Please describe how this proposal meets Section 3.8.11(A) of the Land Use Code which requires that the wall does not create a "tunnel" effect. • 09/04/2012: Dixon Substation - at the neighborhood meeting, there was extensive discussion surrounding landscaping on the east side as well as the northeast and southeast corners to screen the property. One suggestion was also to add boulders to the corners and the front in order to blend the wall better into the site. Another suggestion was that additional landscaping should be provided on all sides of the project and not just the east. Please provide a revised landscaping plan that includes the following: o Additional landscaping, e.g., evergreens, specifically at the SE and NE project corners. o Additional landscaping on the west side of the project. Alternatively, could you provide a rendering of the view to the west side of the wall to indicate that slopes or other features would allow the wall to blend in as it is. • 09/04/2012: Dixon Substation - Can a simulation be provided that not only depicts the proposed wall on the east side, but also the landscaping? Please ensure the proposed landscaping on the east side does not conflict with any future, proposed sidewalks for this area, as per Engineering's conceptual review comments. • 09/04/2012: Both stations - Is there a way we can work with you to create a base, middle, and top for each of the walls? I can provide images to illustrate what we are referring to and that would build off the discussion at the neighborhood meeting. Let's also further discuss how to articulate the height.
