Comments from Current Planning: Since the Sight Distant Easement note is placed on both the Site and Landscape Plans, it would be helpful to indicate the location of this easement on each of these sheets. 2. As discussed, the five foot wide walkway connection to the Spring Creek Trail is located very close to the property line of Lot 23. At minimum, this walk should be pulled away from the property line by two feet. If this walk were public, this distance would be referred to as the "shy distance." The separation is intended to allow some clearance between the fence and bicycle handlebars or two adults walking side -by -side. A better solution would be shift the walk even further away from the property line. Otherwise, the owner of Lot 23 will ultimately build privacy features that will clash with the three -rail pole fence specified for the southern property line for Lots 23 — 25. 3. Do you want to consider specifying a common rear yard fence style for Lots 18 — 22? Otherwise, the image of the entire project may be impacted by inconsistent fence styles. Please consider a five foot high shadowbox, or a five foot high solid picket as an acceptable fence. If a six foot height is needed, please consider allowing five feet to be solid but the upper one foot must be of an open weave or trellis design. 4. On the Site and Landscape Plans, for Prospect Commons, please note that the correct spelling is "Ukiah" and that the zoning is L-M-N. Be sure and return all of your redlined plans when you re -submit.
