A Statement of Planning Objectives
Brookdale Senior Living Expansion
1008 Rule Drive, Fort Collins CO
PDC Midwest, Inc. (PDC) was retained by Brookdale Senior Living, Inc. (BSL) to
provide planning, design, and construction services for the expansion of the Fort
Collins, CO. Clare Bridge and Sterling House communities. The proposed designs
include a new 24 unit Clare Bridge Crossings community, two additions with
renovations to the existing Sterling House adding 17 living units a commercial
kitchen, and interior upgrades with a small addition and interior upgrades to the
existing Clare Bridge. All three facilities shall be connected; however, they shall
function independently with independent entry, common areas, support areas, dining
and courtyard(s).
The existing Sterling House and existing Clare Bridge properties are governed by a
PUD established when the first of the two buildings were developed. Each building is
on a separate lot. The proposed Clare Bridge Crossing shall be constructed
between the existing Sterling House and Clare Bridge on the current interior property
line. The proposed project will be required to go thru a replatting process combining
the two sites.
Per the required meeting with the Community Development and Neighborhood
Services department the conceptual review staff comments state that the proposed
project will be allowed to progress through the approval process as a Minor
Amendment to the PUD with the City of Fort Collins. We will be submitting this
ARCHITECTURE project under the Minor Amendment process as outlined in the conceptual review
staff comments.
