04/30/2012: No comment or problem with regard to the replat. However, the proposed project
(addition to the two existing buildings) can't be processed as a minor amendment since the
addition goes outside the boundaries of the original approved development plan. It goes
outside the boundary of the Wovenhearts plan (into the Sterling House plan), and vice versa.
Therefore it must be processed as a major amendment. Since the Sterling House
development was processed and approved prior to the LUC, the major amendment must be
processed as a Type 2 since Long Term Care is a Type 2 use in the MMN zone.

05/15/2012: Development agreements currently exist for both Sterling House P.U.D. and
Wovenhearts. It is recommended that a new development agreement be drafted to update and
clean up the existing development agreements into one document. If the existing
development agreements are intended to. be used than notes will need to be added to
reference each of them. It is also possible that the existing agreements will need to be
recorded with Larimer County and it is the responsibility of the owner to pay associated fees.

the two seperate buildings there may be conflicts with existing electric facilities that are feeding
the two existing buildings. System modifications may be needed, therefore, system
modification charges may apply. Also, Electric Capacity Fees for any additional load would
apply. Contact Light & Power Engineering @ 970-221-6700 early on to discuss electric facility
conflicts. A C-1 form and One -line diagram will need to be submitted to Light & Power
Engineering.

05/15/2012: The City's technical engineering (Jeff County) and development review engineering
(Andrew) will let me know that all issues with the plat have been resolved and it is ready for
hearing. I will then schedule the hearing and send out a notification letter to all residents within
800' of the property boundary. There is a two week manditory notification period (Land Use
Code Section 2.2.6).
