A. Currently, Sterling House and Clare Bridge have about 55 employees on the
books. These employees are not working all at one time, as the two facilities
have around -the -clock shifts. The 63 proposed parking stalls meet Land Use
Code requirements.
4. 1 am concerned with the proliferation of smokers on Rule Drive that are
employees of this company.
A. Action on the behalf of the facility regarding employee issues will be decided
in the future.
5. Did the facility ever plan to go two stories?
A. No, due to the nature of the residents and the existing structure, the company
has a one story policy for its facilities.
6. Any chance for additional expansion of this facility?
A. No. The parent company, Brookdale Senior Living, has determined that this is
the maximum site program. This site is the northern most site for Brookdale
Senior Living.
7. Could the site to the south ever expand?
A. The site to the south is owned by a different company, Collindale Assisted
Living. The applicant was unable to comment or speculate regarding another
company's intentions.
8. (City Planner) This site is located in the Medium Density Mixed -Use
Neighborhood District and long-term care facilities are considered a
secondary use. Being less than 10 acres in size, the development plan must
demonstrate how it contributes to the overall mix of land uses within the
surrounding area without being required to provide a mix of land uses within
the development.
9. 1 live in one of the 16 houses that utilize Rule Drive to get to Lemay Avenue. I
am concerned about how this proposal will affect my access.
10. The traffic on Rule Drive fluctuates with shifts. 7 a.m. is one of the more busy
times with employees coming to work, where as around 9 p.m. is not so busy.

The meeting began at approximately 6:05 p.m. with a description of the proposed
project. This is a request for an expansion and addition to the existing Clare Bridge and
Sterling House assisted living communities located at the northwest corner of South
Lemay Avenue and Rule Drive. In addition, the proposal contains a request to replat
and combine the two properties, 1002 Rule Drive (Sterling House) and 1008 Rule Drive
(Clare Bridge), into one property. As proposed, the project will connect the two existing
long-term care facilities by constructing a new community called "Clare Bridge Crossing"
as an addition. This 20,745 square foot addition will provide "intermediate care" for
seniors transitioning from assisted living (Sterling House) to memory care (Clare
Bridge). The expansion of Sterling House and Clare Bridge in tandem with the new
addition of Clare Bride Crossing will provide 43 new one bedroom units and will add 19
parking spaces for a total of 63 on -site parking spaces. The project site is located in the
Medium Density Mixed -Use Neighborhood (M-M-N) Zone District.
Unless otherwise noted, all responses are from the applicant.
QUESTIONS, CONCERNS, COMMENTS
1. Regarding the 63 total parking spaces for employees and visitors, could you
please explain the parking again in more detail on the site plan?
A. The parking is shared between the communities.
2. How do large trucks access the site and will this access'remain?
A. Larger delivery trucks currently and will continue to take access off of Rule
Drive and delivery items are checked in at the east entry of Sterling House.
3. How many employees between to two facilities currently (maxium)?
